Knowledge – pulling together what I need for the job…My knowledge base is not what I have experienced; it is the information I keep readily at hand. The bulk of it is constantly changing. To do the job properly and avoid pre-conceived impressions I need to access it regularly. I use a laptop computer with a mobile modem for Internet access. My mobile phone links to WAP sites.

Working at ReMax Leaders I have access to:
• A WAP-based electronic daybook constantly updating information on access arrangements, new listings, offers being presented, sales made, etc.
• A comprehensive single database of the listing detail from our 8 Wellington Offices, updated 3 to 4 times a week, and representing approx 50% of properties on the market.
• The agents access section of our website linking detail with photographs to produce electronic “flyers” immediately for all properties.

Through my membership with the Real Estate Institute of New Zealand I have access to:
• A database of property sales statistics constantly updated but spanning several years
• Statistical information on movements in the market indicators
• The REALENZ database of listed property throughout Wellington and NZ.

I maintain internet-based links to:
• Council Planning Schemes
• Rating information
• Aerial photos with boundaries
• New Zealand Legislation.
• Companies Office documents
• The Law Directory
• Quotable Value New Zealand

I have my own database of:
• Specialist Contract clauses
• Lawyers, Valuers, & Inspectors,
• Real estate contacts in other areas
• Retained property information

I commonly access information at:
• The Land Transfer Office
• City Council records & archives
