Selling tenanted properties – a real duty of care… Getting the best price for a tenanted property really puts an agent to the test. Particular care is needed with all the legal aspects of the sale and settlement. Rights of access need to be negotiated on a “reasonable” basis and any falling-out with the tenant can have a significant effect on the outcome. This really is a situation where the “difference” between agents matters.

It doesn’t take much to upset tenants. Almost all of them don’t like their territory invaded and they feel threatened by the outcome of the sale. That is normal. The real problems begin with the ones that have something to hide or those with a pre-determined attitude. A simple error can become a major issue and the owner bears the brunt of it. Any sale can be easily put at risk.

I always treat tenants with the respect I have for the owner. I meet with them, explain the sale process, find out their priorities, and outline the possible outcomes. I have always been able to negotiate reasonable access and manage any problems that have arisen.
