Putting it all together [ 12a Mairangi Road.]... There is one sale that stands out amongst all the others as epitomising the “difference that matters” in respect of reflecting the use of my experience, knowledge, and commitment.
In late March 2004 I listed an architect-designed house being built in Wadestown. The clients wanted to complete the house to their specification with a minimum of interference from a client. Against that they wanted the security of having a sale in place. The property was put to tender at the “frame erected” stage with the roof going on. As part of the marketing I prepared the content for a unique website dedicated to this particular home. During the Tender period I received an enquiry from a family living in Oxford, England and intending to move to New Zealand on October 1.
I put together a simple form of Contract based on the standard form with Special Conditions that included; standard Title & Finance clauses; an undertaking to complete; a clause providing for the resolution of “any matters at issue”; a clause providing for Settlement to occur following certain events; and a standard builders maintenance clause. Both parties accepted it and the offer price was [later] supported by independent valuation.
To satisfy the “matters at issue” clause complete Plans and Specifications were emailed to England. During the response period I dealt with a range of enquiries from the Purchaser. In a 4-week period I negotiated a range of variations described in the “Minutes” of a “virtual meeting”. Those Minutes ran to 15 x A4 pages of detail completely customising the design and fit-out. The variations included the complete colour scheme and hardware selection; the selection of natural stone and tiles for all service rooms; plumbing fittings throughout; kitchen joinery; granite bench top; appliances; floor coverings; central heating; security; cabling; deck extensions; and landscaping,
All told there were over 450 emails, mostly detailed, some with photos, others with URL’s.
Construction progressed quite smoothly and the house was ready for occupation when the purchaser arrived in early October. I believe this sale is totally unprecedented. It was a project that captured everyones imagination.
