Dealing with problems… I secured a conditional sale on a client’s townhouse in a particular development. The next day some rot-damaged framing was exposed on other units. I brokered an undertaking to have the client’s unit inspected and remedied at a set cost under supervision. The work was completed, the transaction settled, both parties moved on. Fifteen months later the other unit owners still await a resolution, the costs and consultant fees have soared, and other units remain unsold.
I have had keen buyers question detail in their “Builders Report”. I have taken them back to the property and examined the point at issue. Some “findings” have been invalid, others easily mitigated. In many cases the aspect of construction fell outside the inspectors area of expertise and a specialist report provided the solution for the sale to confirm. The “building” experience of one “inspector” proved to be 6 months working at a plumber’s merchants counter!
A block of apartments had experienced a downward spiral in sales values. Earlier marketing by other agencies had focused on groups of buyers who had difficulty getting finance. I put a lot of time into selling one unit for an overseas vendor and identified several niche markets that suited. My marketing started an upward swing in values and I was contacted by a series of other owners to sell theirs.
