There is one particular sale that stands apart from all others as an example of bringing into play my experience, knowledge and commitment to selling my clients property. I believe the sale is unprecedented and would be beyond the capabilities of most of my peers. I have described separately in the link “putting it all together”. In 1999 the Trustees of a Church with a small congregation faced a Council demolition order on their property and the difficulty finding a replacement they could afford. Their valuation was about $330,000. I found support from site developers at the $400,000 level. We went to Tender and received 16 bids ranging up to $446,000. That price was not tenable to the client. Negotiating, I got to the $486,000 level. With new interest I got to $525,000. An offer at $550,000 was accepted but failed at valuation. I secured an unconditional offer at $550,000 from a party who wanted to strengthen and retain the structure for apartments. The Church community relocated to a suburban area.

I had an unusual property to sell for estranged partners with separate priorities. They worked together on the final negotiation of an offer then told me that my sale price was $110,000 higher than the maximum price quoted by the highest profile salesperson at a particular company. I have just sold the same property again at a price that delighted my clients. They had also interviewed others before coming back to me.
