Selling newer homes – not so easy today… Like it or not, the sale of almost every home built or altered in the last 20 years is at risk because of publicity about the “leaky buildings syndrome”. This general dysfunction in the building industry is not limited to leaks. A lot of other problems have come to the fore as well. Buyers have become very careful in making offers and a lot of sales have “fallen through” after a building inspection.

To get the best price in today’s market and to have the sale confirmed you should consider appointing an agent with building experience. To reassure the buyer you need one who can answer questions quickly, confidently, and correctly as soon as they are raised. As well as that, there is a range in skill level amongst inspectors. Speculative sections of reports can be damaging if they are left unqualified by further investigation. The skill is to know what is needed.

Elsewhere on this site I have identified aspects of my experience, my ability to be selling in the course of construction, and an example of putting it all together. At one time in my career I was an industry appointee on the Building Industry Training Board and a member of Standards Association of NZ subcommittees. I was also Chairman of an industry standards committee and had responsibility for reporting on design, manufacturing, materials, and workmanship.
