Selling in the course of construction – the ultimate test!... This is an area of work that puts any real estate professional to the test. It’s not just about building experience; it goes right to the heart of all that we do. We negotiate contracts. That means we work towards a “meeting of minds”. That is quite a responsibility when what we are selling probably doesn’t exist and it is outside our direct control to make sure it will!

The most complex sales are those sold “off the plans”. To do the job properly you have to be good at reading plans, be able to tell if it can be built as shown, and be wary of any problems. You also need to feel comfortable with the value, the integrity of the builder/developer, and the quality of your documentation.

I find this to be extremely satisfying work. Good builders deserve the comfort of a fair price and a minimum of disruption. Their buyers’ benefit from getting a property built with care. Compared with the work involved in a sale such as the one I described in “putting it all together”, existing homes are a “breeze” to sell. Having a building background helps, whatever the property!
